Clapham Park regeneration delivers new homes for London

A key milestone was celebrated at the Clapham Park regeneration in southwest London, a joint venture between Metropolitan Thames Valley (MTVH) and Vistry Group PLC, as partners came together this week to mark the topping out of 323 new homes at Arnold Avenue and Headlam Avenue, Clapham Park on Tuesday 21st October 2025.

The event, attended by Cllr Claire Holland, Leader of Lambeth Council, and Tom Copley, Deputy Mayor of London for Housing, highlights how one of London’s largest regeneration projects is continuing to deliver new homes and opportunities despite a wider slowdown in housebuilding across the capital.

The latest phase brings the number of homes now completed or started at Clapham Park since 2022 to 843, representing over a third of the 2,500 new homes included in the 2019 Clapham Park Masterplan.

More than 400 of these 843 homes will be affordable tenures, providing new opportunities for families, many of whom are original residents of Clapham Park now moving back to new, higher quality homes.

As part of the Clapham Park Regeneration Estate, Gresham House Thriving Investments Residential Secure Income LP (ReSI LP) has committed £53 million, via a forward funding agreement, for the development of 122 shared ownership homes.

By the end of 2025, all original social rent tenants will have returned to brand new or fully refurbished homes, securing continuity of the strong community spirit that Clapham Park is known for.

A transformation on a unique scale

When complete, Clapham Park will be home to over 4,200 refurbished or new homes, more than doubling the size of the original estate, with 50% of them affordable. The Masterplan also includes:

  • 81 hectares of green space with mature trees, podium gardens and play areas
  • New community facilities, fitness zones and social spaces
  • A new commercial centre providing shops, services and employment opportunities
  • One of Europe’s largest air-source heat pump powered district heating network to provide low-carbon heating and hot water to over 3,300 homes

Putting people and place first

Clapham Park is more than bricks and mortar. Alongside the new homes, the regeneration is supported by a £1 million Social Value Fund and a £2.25 million Employment and Skills contribution, ensuring that local people benefit from new jobs, training and community projects.

The Cube community centre already provides a hub for health advice, fitness classes, youth programmes, lunch clubs and mental health support, anchoring the regeneration in services that make a difference day to day.

“This moment was an important one for our borough, with another 323 desperately needed new affordable homes now completed at Clapham Park. This is part of a wider plan to deliver thousands more homes, with over half of them affordable.

“We can now see the future taking shape here, with affordable homes, green spaces and world-leading low-carbon energy builds all coming together to create healthier, thriving and inclusive neighbourhoods.”
