Enfield Leeside Road development hits topping-out milestone

Metropolitan Thames Valley Housing (MTVH) has joined partners from Enfield Council, the Greater London Authority Vistry to celebrate the topping out of the Leeside Road development, an important step towards delivering new, high-quality homes for the borough.

The event, held on 8 December, marked the completion of the structural frame on the 345-home scheme, which forms part of the wider Meridian Two regeneration area near Lea Bridge Station.

Delivering 274 new affordable homes for Enfield

MTVH is acquiring 274 affordable homes within the development, consisting of:

  • 131 Local affordable rent homes
  • 95 London living rent homes
  • 48 shared ownership homes

These homes will provide much-needed options for families and individuals in Enfield and contribute to the borough’s wider housing ambitions.

Partnership working in action

The topping-out event was attended by the Deputy Leader of Enfield Council, the Deputy Mayor for Housing Tom Copley, and senior representatives from MTVH and Vistry.

Their presence reflects the collaborative approach behind the project, which remains on track despite challenging market conditions for new home delivery across London.

A new neighbourhood taking shape

Alongside new housing, the development will provide:

  • 3,000 sqm of commercial space
  • A community creative hub
  • New retail and commercial units

Looking ahead

With the structural frame now complete, work will continue at pace towards the next construction milestones, with fit-out and amenity spaces progressing over the coming months. MTVH looks forward to welcoming new residents once the homes are ready for occupation.

Mel Barrett, Chief Executive of MTVH, said: “Reaching this milestone at Leeside Road is a powerful demonstration of what partnership working can achieve. It reflects the strength of the collaboration between MTVH, Vistry Group, Enfield Council and the GLA.

“The affordable homes MTVH is delivering will make a real difference for local residents. They will create new opportunities, strengthen the community, and help to boost the borough’s economy. We’re proud of this development, which is testament to our long-term commitment to Enfield.”

Cllr Ergin Erbil, the Leader of Enfield Council, said: “We are seeing fast progress at Meridian Water, which will ultimately provide 10,000 homes and thousands of new jobs for local people.

“Meridian Two is a great chance to bring 100 per cent affordable housing to Edmonton, building on the success of Meridian One. The vision for Meridian Water is truly starting to come alive.”

Rob Wilkinson, Regional Managing Director for Vistry, said: “Vistry has longstanding and successful partnerships with both Enfield Council and Metropolitan Thames Valley Housing, having successfully delivered several residential-led schemes together over the years.
