MTVH tenancies generate £1bn in social value – new report

We have today published a finding that our social tenancies generated £1bn in economic value during 2024/25.

This figure was published as part of our Community Impact and Sustainability Report 2025, launched today, which also marks the halfway point in our 10-year strategy: Our Sustainable Future 2020-30. The report sets out the difference our work is making to residents and the communities it serves.

The figure, calculated using the Value of a Social Tenancy (VOST) methodology, reflects the wide-ranging societal benefits of our housing model. These include:

  • £660m in public service savings, such as reduced NHS and police costs.
  • £377m in economic contribution from building and maintaining homes.
  • An average of £34,426 in social value per tenancy.

The report also details how, in conjunction with a range of partnership organisations in finance, supply chains, and those providing financial support, we are building new, energy efficient homes, maintaining and improving existing homes, and supporting residents to sustain their homes. Through this partnership working, the report highlights how we have:

  • Achieved £3.4m of financial gains for residents through support services such as money advice, careers guidance, youth programmes, and warm spaces.
  • Built 544 new homes over the last year, with 86% achieving EPC B energy efficiency rating.
  • Ensured 82% of directly managed homes now meet EPC C or better, reducing emissions and lowering energy bills.
  • Retrofitted 439 homes to improve energy efficiency.
  • Spent £2.2 million with SMEs, supporting local economic growth.
  • Reduced emissions by 21.3% from our inhouse repairs service Metworks’ vehicle fleet.
  • Overseen a 2.5% improvement in the gender pay gap across the organisation.

The report also highlights our commitment to tackling energy poverty. In 2024/25,  we supported 1,314 residents, exceeding our target of 1,000. Additionally, 4,500 residents engaged with our winter campaign, which included warm hubs in nine community centres and targeted support for children, young people, and older residents.

This year has also seen the launch of our charity, the Molly Huggins Foundation, with an ambitious target of investing £75 million in community impact projects such as homelessness prevention, safe streets, career opportunities for young people, and energy and food support, over the next decade.

Publication of the report follows yesterday’s government announcement of the “Pride in Place” Programme, investing in over 330 communities across England. Empowering communities, as this report demonstrates, is a core function of affordable housing providers such as ourselves and we look forward to continuing to work with the government to drive growth in local community spaces and affordable housing that this programme will spark.
