A development of 423 new homes at Clapham Park has been named Regeneration Scheme of the Year at the 2026 British Homes Awards.
The award recognises the largest phase completed to date as part of the wider regeneration of Clapham Park in south London.
Located at the junction of Clarence Avenue and Poynders Road, the development provides tenure-blind homes for London Affordable Rent, shared ownership, private sale and private rent.
More than 1,500 people will live in the new homes, on a site that previously accommodated 48 homes.
The eight contemporary mansion blocks are arranged around a communal garden and have been designed to complement the surrounding neighbourhood. The development also includes air source heat pumps and infrastructure supporting Clapham Park’s low-carbon district heat network.
Judges praised its tenure-blind design, courtyard space, varied brickwork and well-coordinated layouts. They described the development as a powerful example of estate regeneration designed to provide long-term community benefit.
Guy Burnett, MTVH Executive Director of Development, said:
“We are delighted that this important phase of the regeneration has received national recognition. The award reflects the quality, sustainability and tenure-blind design of these new homes, as well as the strength of our long-term partnership with residents and the organisations working alongside us at Clapham Park.
“The development will provide more than 1,500 people with the security and comfort of a high-quality home and represents another significant step forward in the wider transformation of Clapham Park.”
Richard Harvey, Partner at PRP and Angeli Ganoo-Fletcher, Director of Landscape at PRP, said:
“This award is a testament to the power of people-led regeneration. Importantly, it recognises the hundreds of people who have worked so hard in collaboration to deliver a scheme of outstanding quality to provide new sustainable homes, landscape and amenities for the community to enjoy for generations to come. We are delighted that this vision for healthier, greener and more resilient communities has been recognised.”
Jamie Wilding, Development Director at Vistry, said:
“This award is recognition of the power of partnership in delivering high-quality homes and lasting community impact. Together with MTVH and the wider project team, we have created a truly tenure-blind neighbourhood where residents across affordable and private homes share the same high-quality environment and amenities.
“We are particularly proud that the development has been recognised for its commitment to social inclusion, sustainability and community wellbeing, transforming ageing housing into modern, energy-efficient homes that will benefit residents for generations to come.”
The award-winning development forms part of the wider transformation of Clapham Park, where more than 4,000 new and refurbished homes are being created alongside new and improved green spaces, community facilities and amenities.
The development has been delivered through the partnership between MTVH and Vistry Group, with support from the London Borough of Lambeth and the GLA, and was masterplanned by PRP.
