06 October 2026

Summary: We have published our Residents Report and Annual Report for 2025/26. Our Residents Report focuses on the issues residents tell us matter most, while our Annual Report provides the wider picture of MTVH’s performance, governance and investment.

We have published our Residents Report and Annual Report for 2025/26, setting out the progress we have made over the past year and where there is more work to do.

Shaped by resident feedback and experiences, the Residents Report focuses on the issues residents tell us matter most, from safe and well-maintained homes and reliable services to meaningful engagement and support within communities.

Published alongside it, the Annual Report provides the wider picture of MTVH’s performance, governance and investment, including our contribution to providing more affordable homes.

Together, the reports provide greater transparency about our performance, showing what has changed over the past year, how we are responding to resident feedback and our priorities for the future.

Investing in homes and improving services

Over the past year, we invested £197 million in repairs, maintenance and capital improvement works, completing more than 140,000 repairs, with 94.4% completed on time.

We also completed a £15 million Social Housing Decarbonisation Fund programme, alongside continued investment in building safety, fire remediation and preparations for Awaab’s Law.

Resident feedback has continued to play an important role in improving our services. More than 1,000 residents helped refresh our Customer Voice Framework, strengthening how we gather, understand and act on feedback across MTVH.

We also completed 3,192 home visits through our Home Visits Programme, helping us identify repairs, provide additional support and better understand residents’ individual circumstances. More than 7,000 video repair diagnostic calls were completed during the year, helping residents access repairs more quickly and efficiently.

Supporting residents and communities

Our work goes beyond homes. During 2025/26, our resident support services delivered £5.9 million in financial benefit, while £808,000 was distributed through the Tenant Welfare Fund.

We continued to invest in health, wellbeing, employment and skills programmes, opportunities for young people, and support delivered through the Molly Huggins Foundation and Migration Foundation.

Building for the future

We also delivered a record 1,318 new homes during the year, including 384 shared ownership homes and 233 Rent to Buy and London Living Rent homes. Working with local authorities and other partners continues to be important in helping us provide the affordable homes that people and communities need.

While the reports highlight the progress made during the year, they are also open about where there is more work to do and how listening to residents will continue to inform our priorities.

Looking ahead, the reports introduce MTVH 2030, our new strategy and our commitment to continue investing in homes, improving services and supporting residents, alongside our ambition to build 6,000 homes by 2030.
