From 27 October 2025, new national safety regulations known as Awaab’s Law will take effect across England. These rules set clear deadlines for social landlords to investigate and fix health hazards, including damp and mould, helping to ensure every resident lives in a safe and healthy home.

We fully support Awaab’s Law and the principles behind it. We’re committed to providing safe, well-maintained homes and acting quickly when issues are reported. In preparation for the new law, we’re updating our systems, training our colleagues, and strengthening our processes to make sure we meet the new legal standards.

Awaab’s Law is named in memory of Awaab Ishak, whose tragic death in 2020 highlighted the urgent need for stronger action on damp and mould. This law reinforces the importance of swift, transparent communication and decisive repairs.
