Summary: With summer and BBQ season underway, we’re sharing an update on two important topics: anti-social behaviour and home contents insurance. Find out how to report concerns about anti-social behaviour, what support is available, and how to protect the belongings inside your home.
Anti social behaviour
Summer is a great time to enjoy the warmer weather, use shared spaces and spend time with neighbours, friends and family. However, we can also see an increase in issues such as noise, nuisance and the misuse of communal areas during the summer months.
Everyone deserves to feel safe, respected and comfortable in their home. We all have a part to play in keeping our neighbourhoods welcoming, clean and enjoyable for everyone.
Enjoying shared spaces responsibly
If you are using communal spaces, please be considerate of people living nearby. This includes:
- Keeping noise to a reasonable level, especially in the evenings and early mornings.
- Clearing away rubbish after gatherings or BBQs.
- Supervising children in shared areas.
- Cleaning up after pets.
- Leaving communal spaces clean and tidy.
What is anti-social behaviour?
Anti-social behaviour, often called ASB, is behaviour that causes, or is likely to cause, harassment, alarm, distress, nuisance or annoyance to others.
This can include:
- Harassment, intimidation or threatening behaviour.
- Hate-related incidents.
- Drug or alcohol-related nuisance.
- Vandalism or damage to property.
- Persistent or excessive noise.
- Ongoing pet nuisance.
- Violence or threats of violence.
- Verbal abuse or threatening behaviour.
Some everyday household noise or activity, while it can be irritating, would not usually be considered ASB. This can include:
- Babies crying.
- Occasional dog barking.
- General household noise.
- Cooking smells.
- One-off gatherings or BBQs.

Reporting ASB
If behaviour is affecting your enjoyment of your home, please let us know.
You can report ASB by:
- Contacting our Customer Hub.
- Reporting it through our website.
- Speaking to your Local Housing Manager.
- Using the Noise App for noise-related concerns.
If a crime is taking place, or there is an immediate risk to someone’s safety, you should always contact the police first.
When you make a report, we will assess the information provided and may agree an action plan with you. We may also ask for evidence, such as diary sheets, photographs, videos, witness information or noise recordings. This helps us understand what is happening and decide the most appropriate action.
Not every concern will require enforcement action. In many cases, issues can be resolved through advice, support, mediation or working with partners such as the police, local authorities and Environmental Health teams. Where enforcement is needed, we will take proportionate action.

Residents told us they wanted a stronger and more consistent approach to tackling ASB.
In response, we have been strengthening our approach through our ASB Improvement Plan. This includes:
- Updating our ASB Policy and Procedure.
- Improving case reviews and quality assurance.
- Increasing oversight of complex and high-risk cases.
- Improving support for vulnerable residents.
- Strengthening partnership working with the police and local authorities.
- Promoting mediation and early intervention to help resolve issues before they escalate.
Home contents insurance
Protecting your belongings at home
Summer gatherings and BBQ season are also a good time to think about protecting the belongings inside your home.
As your landlord, MTVH is responsible for insuring the structure of your home. This does not include your personal possessions, such as furniture, clothes, electrical items, jewellery or other belongings.
MTVH has teamed up with Aviva to provide a home contents insurance scheme for MTVH tenants and homeowners which has the benefit of incurring no excess on claims. The scheme is optional, with cover ranging between £4,000 to £40,000, meaning you only pay for what you need. Premiums start at just £1.99 a month*.
Home contents insurance can help protect your possessions against unexpected events such as fire, theft or flooding, and you can also insure your belongings away from the home.
We cannot guarantee that this scheme provides the cheapest or widest cover, so you may want to shop around and choose the cover that best meets your needs.
