We are committed to keeping residents informed about how building safety risks are managed and sharing information relevant to their home.
The Principal Accountable Person (PAP) is the organisation legally responsible for managing a building’s safety.
If MTVH owns the building, we are the PAP. Otherwise, the freeholder is usually the PAP, and we will work with them to help protect residents, household members and visitors from fire and smoke risks.
Our building safety responsibilities
When MTVH is the Principal Accountable Person, we must:
- Take steps to prevent building safety risks, including the spread of fire and structural failure
- Reduce the impact of a building safety incident if one happens
- Register new high-rise residential buildings before residents move in
- Prepare a Building Safety Case showing that we have assessed the building safety risks and taken all reasonable steps to manage them
- Register existing high-rise residential buildings with the Building Safety Regulator (BSR)
- Provide the BSR with a Building Safety Case report that identifies the building’s major fire and structural hazards and explains how we are managing the risks
- Apply for a building assessment certificate when the BSR asks us to
The role of Building Safety Managers
Each MTVH higher-risk building is supported by a Building Safety Manager who ensures concerns and emerging risks are identified and resolved.
Their responsibilities can include:
- Coordinating building safety inspections and assessments
- Maintaining and reviewing building safety information
- Monitoring safety controls and risk mitigation
- Working with operational teams, contractors and technical specialists
- Supporting resident engagement and communication on building safety
